Scotiabank · estimated cost to break today
$13,640
IRD applies
Scotiabank: greater of 3 months’ interest or IRD vs its posted 2-year rate less your discount.
6.19% isn’t lower than your 6.09%, so breaking now would only cost the penalty. Enter a rate you’ve actually been quoted.
Break-even new rate: 4.44%. Below that, breaking pays before your current term would have ended. Ignores legal, appraisal and discharge fees.
Waiting cuts the penalty
If posted rates stay where they are, waiting 6 months brings the estimate to $8,269; at maturity it’s $0. Early renewal at Scotiabank: Up to 6 months early, no prepayment charge.
Three ways to pay less
- Prepay first. Using this year’s privilege first lowers the base the penalty is charged on (10%, 15% or 20% of the original principal a year, depending on the options chosen.)
- Port instead of breaking. Listed as a way to avoid charges; not available on every mortgage solution.
- Blend and extend. FCAC describes early renewal at a blended rate as a way to avoid a full penalty. Ask Scotiabank for a quote.

Estimates use simple interest over the months left (as in FCAC’s example); RBC, TD and Scotiabank say they discount to present value, which lowers the real figure somewhat. Today’s month is taken from your device; rates are as published on October 31, 2026.
Scotiabank’s rule, in its own words
- Fixed closed: the greater of 3 months’ interest or the IRD.
- IRD comparison: the “Current Interest Rate” is Scotiabank’s current posted rate for a new fixed closed term closest to your remaining term, discounted by any rate discount you received; calculated on a present-value basis.
- Variable closed: 3 months’ interest at your variable rate at the time of prepayment.
- Terms over 5 years: prepaying after the fifth year is limited to 3 months’ interest.
